What Is a Home Inspection?  

A home inspection is a visual examination of the structure and systems of a building. If you are thinking of buying or selling a home you should have it thoroughly inspected before the final purchase by an experienced and impartial professional inspector. In New York State Home Inspectors must follow rules and procedures as outlined in the “New York State Standards and Practices for Home Inspectors” and the “New York State Code of Ethics and Regulations for Home Inspectors”.

What does a Home Inspection Include?

A complete home inspection includes a visual examination of the building. The inspector evaluates and reports the condition of the structure, roof, foundation, drainage, plumbing, heating system, central air-conditioning system, visible insulation, walls, windows, and doors. Only those items that are visible and accessible by normal means are included in the report. A home inspection is not considered to be technically exhaustive.

Why do I need a Home Inspection?

The purchase of a home is one of the largest single investments you will ever make. You should know exactly what to expect in terms of needed and future repairs and maintenance. A fresh coat of paint could be hiding serious structural problems. Stains on the ceiling may indicate a chronic roof leakage problem or may be simply the result of a single incident. The inspector interprets these and other clues, then presents a professional opinion as to whether further more detailed evaluation is required, And the condition of the property so you can avoid unpleasant surprises afterward. Of course, an inspection will also point out the positive aspects of a property.  After the inspection, you will have a much clearer understanding of the property you are about to purchase, and be able to make your decision confidently.

As a seller, if you have owned your home for a period of time, an inspection can identify potential problems in the sale of your home and can recommend preventive measures which might avoid future expensive repairs. A pre-sale Inspection also shows potential buyers that you have nothing to hide and can possibly speed up the closing process once you have a purchase offer.

Can I be Present at the time of Inspection?

Do you get on the roof?

There are always ladders on the truck.  And if possible and if can be done safely and if deemed necessary after inspection from the ground thru binoculars we make an attempt to gain access to the roof or at least observe the roof from a ladder put up against the eaves.

When will I get the Inspection Report and what will it look like?

In most cases a PDF. File of your report will be ready to be emailed the evening of your inspection, and a printed copy will be ready the next morning. Why won’t the report be ready immediately following the Inspection?

Best Check Home Inspections believes that time spent inspecting your future home should be spent concentrating on the inspection and not spent worrying about what pull down menu in a computer program  to use or what pre-loaded cookie cutter comment to use. Do I need to sign a contract?

What if the Home fails Inspection?

The Home Inspection is not a pass fail test; all homes even newly constructed homes have problems. The home inspection gives you valuable information to help you in your decision to purchase and to help you decide if it is necessary to perform a more detailed investigation of any systems or components
